1. Record it
Take photographs and a short video of the ceiling. Note the date, the time and what was happening upstairs if you know. Keep a bucket under active drips and move anything valuable.
2. Tell the management in writing
Email or the management app, not only a phone call. The date of your notice starts the clock under the Regulations and appears on Form 28.
3. Tell the upstairs neighbour
Most people cooperate once they know. Ask them to stop using the bathroom above the stain until the inspection.
4. Get a proper inspection
Both units need to be inspected and tested. Report the leak to us: we coordinate access with the management, run the ponding, pressure and flow tests, and issue a written report with photographs that your management uses to prepare Form 28.
5. Do not repair your ceiling yet
Patching the ceiling before the source is fixed hides the evidence and has to be redone. Wait for the repair above and a dry monitoring period, then reinstate.
6. Track the case
